Hello All Zinkwazians            

Well, the World cup soccer has come and gone and now it’s back to business as usual. We must say that all South Africans need to give themselves a huge pat on the back for pulling off such an enormous event with such great ease. It was absolutely fabulous. We were a tad envious of the “Gautengers”, you guys were in the hub of the vibe and it must have been an awesome experience. We Zinkwazians never quite felt the impact in our little village, although a few residents did their bit with flags and color to get us into soccer fever which was great. All I can say is “Well done SA”.

 


July is our Birthday month. Yep it is hard to believe that we started Fish Eagle Estates in July 2000.  10 years down the line and still the number one property agency in Zinkwazi. Thank you to all our loyal clients for your continued support over the past 10 years.

Getting to what we do best.

The property market is still in an upward trend and although it remains tougher than the market of 2003 – 2006, we seem to be experiencing a hive of activity at the moment. This could be attributed to the moving of the airport as well as restored faith in the country.

 It is however; still a buyer’s market and offers are coming in well below the asking price. What one needs to understand is that we as the agent do not determined the end price. There are a number of factors that we need to contend with. One of the main ones at the moment is the valuation of a property. Even if a buyer wishes to purchase a property for the asking price the banks require a deposit of 20 – 30 percent and depending on the purchase price the appraisers then have to find value in the property.

Since we began selling property in Zinkwazi it seems to have turned a full circle. We are having to justify market prices to the banks via comparables which in many cases is not easy because of the recent economic recession.

Our advice to Sellers is this;-

If you are a serious seller make sure that you do not price yourself out of the market by marketing your properties too high. This will only lead to the frustration of your property being over-exposed, which in turn will eventually lead to your property taking much longer to sell or not selling at all. Check what has been sold in the vicinity of your home or land and compare it to the ones that are selling so that you can reach a fair market related price. Remember this. “The Value of a property is what someone is willing to pay for it”! You are welcome to call us if you need any assistance with this

Prices currently being obtained for properties in  Zinkwazi range between R1.5 to R3.0m and then jump to the higher prices of R7m and up. The “in –between” market prices from R3 to R7 are still not being obtained.

Don’t forget about the grace period that allows you to transfer your property out of a company/trust into your personal name to reduce your capital gains tax when you eventually sell.
